Under Contract, Now What?

  1. Option Period Begins
    This is your chance to do inspections and negotiate repairs or concessions. Get that home inspector scheduled ASAP, so we have time to address any surprises.  Option periods end at 5PM Central Time on the date agreed on in the contract.
  2. Earnest Money & Option Fee
    You’ll deliver these to the title company (or as directed) within the timeframe in your contract. These show the seller you’re serious about the deal. AGAIN, beware of wire fraud, please call the title company from the number I give you to verify Wiring Instructions before you send a wire!
  3. Inspections & Negotiations
    Once the inspector’s done, we’ll review the report together. If there are any major concerns, we’ll request repairs or adjustments.
  4. Appraisal Time
    If you’re financing, the lender will order an appraisal to make sure the home’s value matches the price. No worries – I’ll keep an eye on this timeline.
  5. Loan Approval
    Stay in close contact with your lender. Provide any documents they request and AVOID big purchases until we’re closed.
  6. Title Search & Insurance
    The title company’s making sure there aren’t any issues with ownership. They’ll also prep your title insurance policy to protect you in the long run.  Shop for homeowners insurance, I can give you names of Insurance Agents I trust.  Your lender will need your “Dec Page” for the lenders underwriter.
  7. Home Warranty                                                                                                                  If you are shopping for a home warranty for your appliances and mechanics of the home, I have a list of popular home warranty companies.
  8. Final Walkthrough
    Right before closing, we’ll take one last look to make sure everything’s in the condition we agreed on.
  9. Closing Day!
    Bring your valid ID, meaning not expired. You’ll sign the paperwork, arrange to get the keys, and just like that, the house is YOURS.
